Terms issued to you directly — for example the wedding and events terms sent when a date is confirmed, or the terms shown by our booking system — are the ones that apply to that booking. Nothing here affects your statutory rights as a consumer.

Bedrooms

Everything covering a stay with us — where the rooms are, how to get in, and what we ask of you while you are here.

Location and arrival

Our bedrooms are behind the main pub and restaurant, in renovated barns and stables. They are completely separate from the Gastro Pub itself.

On arrival, please check in and register at the bar. A member of the team will then show you to your room.

Once the pub closes in the evening there is no access to the pub until 7:00am on weekdays and 8:00am at weekends. The bedrooms remain accessible at all times. Please take your room key with you if you leave the premises or go to an event at The Pavilion.

The rooms

  • All bedrooms have super-king beds.
  • All rooms have en-suite shower or bathroom facilities.

Check-in and check-out

  • Check-in: 4:00pm to 10:00pm, or 9:00pm on Sundays.
  • Check-out: 10:30am.

Guests who book directly with us get early check-in from 3:00pm, and electric car charging subject to availability.

Children, smoking and pets

  • Children are welcome.
  • We operate a strict no-smoking policy inside all bedrooms. A £150 cleaning charge is applied per room if smoking occurs inside. A heated outdoor smoking area is available.
  • No pets are permitted.

Payment

Bedroom reservations are secured with a valid credit or debit card. Payment for rooms and facilities is taken on arrival. Dinner, Bed & Breakfast bookings are charged in full at the time of booking.

We do not accept cash payment for rooms, or cheques of any kind.

A £150 pre-authorisation is taken on arrival to cover potential spillages, damage or unpaid charges. This is a temporary hold on funds and is only charged if required.

Spillages, damage and unpaid charges

Guests agree to take all reasonable care to avoid damage to our property, and are responsible for any spillage or damage caused during their stay, including by any person under their control.

Nothing may be fixed to floors, walls or ceilings using nails, screws, tape, drawing pins or similar unless agreed in writing in advance.

If damage exceeds the £150 pre-authorisation, the full additional amount will be charged.

Promotional offers

Promotional rates, packages and special offers are strictly non-combinable, and cannot be used alongside any other promotion, discount, offer or voucher unless we state otherwise in writing.

Bedroom booking and cancellation policy

30-day cancellation policy

The following bookings must be paid in full 30 days before arrival, and are non-refundable and non-transferable once paid:

  • Any booking including a Friday, Saturday or Bank Holiday Sunday.
  • Any booking of four or more room nights — 50% due at booking, the balance 30 days before arrival.
  • All bookings between 20th December and 2nd January inclusive.

If cancelled within 30 days of arrival, any deposit paid will not be refunded or transferred.

48-hour cancellation policy

This applies only to bookings of fewer than three room nights, excluding Fridays, Saturdays and Bank Holiday Sundays.

Cancellations made within 48 hours of the scheduled arrival time are charged the full price of the stay.

Dinner, Bed & Breakfast

Our Dinner, Bed & Breakfast package, available every night except Sunday, subject to availability. Advance reservation is required.

What is included

  • A one-night stay for two guests sharing one room.
  • A meal allowance of up to £75 towards food during the stay, drinks excluded.
  • Breakfast for two the following morning, up to a £27 total allowance.

Meal allowance

  • The £75 allowance is valid for one evening meal only.
  • It applies to food only and excludes drinks.
  • Any amount above £75 is payable by the guest.
  • No credit, refund or cash alternative is given for any unused portion.

Breakfast

  • Breakfast is included for two guests only, up to a £27 allowance.
  • Additional items or guests may incur an extra charge.
  • Please tell us in advance about any dietary requirements.

Cancellations and no-shows

All Dinner, Bed & Breakfast packages are non-refundable, non-transferable and non-adjustable. As full payment is taken at the time of booking, cancellations and no-shows result in the total booking value being retained.

This package cannot be used alongside any other offer, promotion, discount or loyalty reward unless we state otherwise in writing.

Weddings and events at The Pavilion

These terms apply to weddings, private events and festive bookings at The Pavilion. Where the figures differ between them, the difference is shown.

Deposit and minimum numbers

On booking, an initial deposit is required to hold the date — the agreed room hire charge in your proposal, inclusive of VAT. Events also carry a minimum spend on pre-ordered food and drink, which does not include the venue hire. Festive bookings may instead take a deposit of £10 per person.

Maximum capacity is 100 guests for a sit-down meal in the main Pavilion barn, and 150 guests standing in the evening. During the festive period a further 50 can be seated in the bar area.

For festive bookings, if numbers fall below the stated minimum we charge the full amount for the minimum number of guests for that evening.

Final numbers and balance

Final numbers and the final balance for all food and drink are required four weeks before the date of hire. Numbers cannot be altered within that four-week period. If numbers decrease, the amount on the final invoice still applies.

Bedrooms

When booking The Pavilion for an evening event, we require the three closest bedrooms to also be booked — Fallow Fawn, Lizzie Rose and The Rabbit Hole. Your guests may cover the cost. If the rooms are not filled, they are added to the final bill.

Cancellation

Once payments are made, refunds cannot be issued if a date is cancelled. Notification of cancellation must be in writing or by email, and confirmation of receipt must be obtained from the venue.

  • If the venue cancels, any sums paid are repaid to the client. No further refund or compensation is payable.
  • For client cancellations, 100% of the deposit is returned if cancelled within 14 days of the signed agreement. There are no deposit refunds after that date.
  • If the client cancels more than six months before the event, all sums paid are refunded except the deposit.
  • If the client cancels less than six months before the event, the venue will use reasonable endeavours to resell the date. If it is resold, all sums paid are refunded except the deposit.
  • We recommend that clients consider event insurance.

Prices and VAT

All prices are inclusive of VAT. If the VAT rate changes between the deposit and the final balance, the remaining costs are adjusted to reflect the new rate. Prices are subject to market forces and may increase regardless of when the deposit was paid. We will let you know of any change in good time, and no later than eight weeks before the day.

External suppliers

Other service providers are permitted provided we hold their full name and company details, employer's liability insurance, public liability insurance, product insurance, a copy of their risk assessment and safe working document, and confirmation that all electrical equipment has been PAT tested. Smoke machines, dry ice machines and cold sparks are not permitted.

The venue does not take responsibility for products and services provided by external companies. Clients liaise with them directly on location, timings, requirements and collection. Where the venue suggests third-party suppliers, this is to help with arrangements only; we do not accept responsibility for their performance and complaints should go to the supplier.

Service providers with catering requirements — photographers, bands and so on — must be aware that guests are served first. They can be added to final numbers, or given an allowance to spend in the pub which is added to your bill.

External catering is not permitted on the premises.

Decorations

For events, access to decorate on the day is from 12pm. For weddings, if you need the venue the night before, there is a surcharge agreed at booking.

If decorations are considered hazardous, the venue reserves the right to remove them. Candles must be in a sensible container. All items and decorations must be collected by 9am the next day or they will be disposed of. If someone else is collecting, please ask them about any leftover cake so it is not wasted.

On the day

  • All food and beverages must be purchased from the venue unless agreed in your proposal. We reserve the right to confiscate alcohol brought in from elsewhere.
  • Only the client may run a bar tab. All other guests pay on ordering.
  • We reserve the right to refuse service to anyone we consider disorderly or violent, and to stop any activity likely to cause damage or risk safety.
  • Clients are responsible for damage to the property resulting from the event. Accidental damage must be reported when it happens so repairs can be arranged. Damage from misuse or negligence by you or your guests is invoiced directly to you.
  • The venue accepts no liability for loss or damage to personal effects, or for personal injury or accident, except where that liability cannot be excluded or limited by law — see “General” below.
  • We have a zero-tolerance policy on illegal substances. If anyone is found carrying or using them, the police will be called, music and bar service will cease and guests will be asked to leave.
  • For hygiene and the comfort of other guests, customers with infants are asked to use the baby change facilities provided.

Timings

Last orders are 11:30pm for close of service at 11:59pm. Live music must finish by 11:30pm and piped music by 11:59pm. At midnight the lights come on and the team begins to clear, so we suggest guests pre-book taxis for just before midnight, or retire to their room.

Other than for urgent matters, email is the best way to reach your coordinator — it is not always possible to answer calls while working on events, and email means requests are agreed in writing to both parties' benefit.

We ask that all guests are made aware of any policies that directly affect their visit.

The Manor Loyalty Club

Members earn points on food, drink and accommodation at the Manor House Gastro Pub.

For every £1 spent, 1 point is earned. When 100 points are reached, £5 in reward currency is automatically added to the member's loyalty card, to be spent with us in the Gastro Pub. It cannot be withdrawn as cash. Reward currency expires after 12 months if it is not redeemed.

  • Members must be UK residents aged 18 or over. We cannot communicate with anyone under 18 until they reach the age of consent.
  • Membership is completed through The Manor App. Points can only be redeemed once sign-up is complete.
  • Points are redeemed using the QR code or PIN linked to the individual member.
  • Points can only be redeemed against products sold in the Manor House Gastro Pub. Pavilion bookings and any spend in the Pavilion Function Suite are not included.
  • Offers, updates and invitations are sent by marketing email or through the app, so marketing consent is needed for full member benefits. Without consent, members still earn points and receive rewards.
  • A date of birth is required to receive the birthday reward.
  • Memberships are registered to an individual, not a company or a family, and only one membership may be held per person. We do not offer joint memberships.
  • No offer, discount, reward or promotion, including loyalty rewards, may be used alongside another unless we state otherwise in writing.

The Manor App — order and pay

By using our Order and Pay app, you agree to the following.

Age restrictions

  • Alcoholic drinks are only available to customers aged 18 or over.
  • Anyone found ordering or consuming alcohol under 18 will have the drinks removed immediately, will not be refunded for any alcoholic items ordered, and will be reported to the relevant authorities if necessary.
  • We operate a Challenge 25 policy. Please have valid photo ID ready when asked.

Ordering and payment

  • Orders are final once payment is confirmed through the app.
  • Please check your order details and table number carefully before submitting. We are not responsible for mistakes made during the ordering process.

Service limits and delays

  • During busy periods there may be longer waits for food and drink.
  • We may pause or restrict app ordering temporarily if capacity is exceeded. If ordering is paused, please speak to a member of staff.

Refunds

  • Refunds are at management's discretion in cases of genuine error or a problem with a product.
  • No refunds are issued for alcoholic drinks ordered or consumed by anyone under 18.
  • Refunds processed through the app may take up to three working days to appear, depending on your bank or payment provider.

Responsible drinking and conduct

  • We promote responsible drinking and reserve the right to refuse or limit alcohol service at any time. Orders may be adjusted or refused for customer welfare or safety.
  • Disruptive, abusive or inappropriate behaviour may result in refused service or removal from the premises without refund.
  • By using the app you confirm that all information provided is accurate and that you are authorised to make the payment.
  • These terms may be updated without notice. Continued use of the app indicates acceptance of the current version.

10% off for Rothley Park Golf Club members

  • Available to members and staff of Rothley Park Golf Club aged 18 or over.
  • Eligible members receive 10% off food and drink, for the member and their immediate party dining together.
  • The maximum discount is £50 per visit. Any amount above this is not discounted.
  • The discount applies to food and drink only and cannot be used alongside any other promotion or offer.
  • To redeem, members must show proof of membership by logging into the member's area of the Rothley Park Golf Club website during their visit.
  • We recommend booking in advance and telling us at the time that you will be using the discount.
  • The discount is non-transferable and for the exclusive use of the named member.
  • We reserve the right to modify or cancel this offer at any time without notice. It is valid until further notice, and changes are communicated through the Rothley Park Golf Club website.

Christmas and the festive season 2026

Our Festive Party menu runs from Monday 23 November to Thursday 24 December 2026, Monday to Saturday. Sundays have a separate Festive Sunday menu, which is the only menu served on a Sunday and runs until Sunday 10 January 2027. Christmas Eve and Boxing Day have their own terms below.

  • Tables of five or more must order from the Festive Party menu.
  • Tables of four or fewer may either pre-order from the Festive Party menu, or order from the à la carte on the day.
  • A 10% discretionary service charge is added to the bill.

Sundays

On Sundays there is one menu only — a two or three course menu carrying festive dishes. Sunday tables of five or more need to pre-order.

Children

The children’s festive menu is a minimum of two courses, priced individually: starters from £4, mains from £8 and desserts from £3.50.

Deposits

  • A deposit of £5 per person is required for every festive booking, including à la carte bookings of four or fewer.
  • The deposit is due within 7 days of making the booking. From November this changes to at the time of booking.
  • Deposits are non-refundable and non-transferable, other than in the circumstances set out below.
  • If you cancel within 48 hours of paying your deposit, and your reservation is more than 72 hours away, the deposit is refunded.
  • Refunds are processed manually by a manager and cannot be issued through the Guest Portal. Please contact us rather than trying to cancel online.

Pre-orders

  • Festive pre-orders are required 3 weeks before your reservation.
  • For Christmas Eve, pre-orders are required by Thursday 3 December 2026.
  • For Boxing Day, pre-orders are required by Saturday 5 December 2026.

Your Guest Portal

All payments and pre-orders are made through your Guest Portal. It is created when your reservation is made, and the link is in your confirmation email. If you cannot find it, telephone us and we will send it again.

Christmas Eve — Thursday 24 December 2026

  • Food is served from 12pm to 9pm.
  • The two or three course festive menu is available to pre-order.
  • The à la carte menu is bookable only for tables of four or fewer.
  • Festive pre-orders are required by Thursday 3 December 2026, three weeks before.
  • A 10% discretionary service charge is added if you order from the Festive Party menu.
  • Bar tables are bookable up to 2.30pm only, not in the evening.

Boxing Day — Saturday 26 December 2026

  • Our largest table seats 12. Parties of 13 or more are hosted in the Private Dining Room, either 12pm–4pm or 5pm–9pm.

General

These clauses apply to everything above, and to your use of this website.

Your legal rights

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be excluded or limited. Nothing in these terms affects your statutory rights as a consumer under the Consumer Rights Act 2015. Where any clause above conflicts with this one, this clause takes precedence.

Prices and information on this website

  • Prices shown on this website are given as a guide and are correct at the time of publishing. Prices are confirmed at the point of booking.
  • Menus, opening times and what is available change with the seasons and with supply. We describe things as accurately as we can, but photographs are illustrative and dishes may vary.
  • Prices include VAT where it applies. Where a price is quoted excluding VAT, we say so.
  • If we have made an obvious pricing error, we are not obliged to honour it. We will tell you before taking payment and you can cancel.

Booking through this website

  • Bedroom bookings, table bookings, gift vouchers and wedding enquiries are handled by third-party systems, which have their own terms and privacy notices. Those terms apply to your use of them alongside ours.
  • A booking is confirmed when you receive confirmation from the relevant system, or from us in writing — not when a request is submitted.
  • We are not responsible for a third-party system being unavailable. If you cannot book online, telephone us.

Using this website

  • The text, photographs, video and design on this website belong to us or are used with permission, and may not be copied or reused without our written consent.
  • We do our best to keep the site available and accurate, but we do not guarantee it will be uninterrupted or error free.
  • Where we link to another website, we are not responsible for its content.

Complaints

If something is not right, please tell us at the time so we have the chance to put it right. If that is not possible, write to us at the address on this page and we will respond as quickly as we can.

Changes to these terms

We may update these terms from time to time. The version published here at the time you book is the version that applies to that booking.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live elsewhere in the United Kingdom, you may bring proceedings in your own country.
